September is here, the kids are back to school, routines are settling in, and the GTA real estate market is starting to shift into its fall rhythm.
Fall can be a great time to make a move. But whether you’re buying or selling, the strategy matters — especially in a market where buyers have more choice, but inventory is starting to tighten.
So, Is It a Buyer’s or Seller’s Market?
Right now, the GTA market is fairly balanced, but there are some important changes happening underneath the surface.
The Bank of Canada has kept its policy rate at 2.25%, which gives buyers and sellers a little more certainty when it comes to financing.
Recent TRREB numbers show average prices around the $1 million mark, while new listings are down 14.1% compared with last year.
What does that mean?
For buyers: You still have more breathing room than we saw during the crazy bidding-war years. But with fewer new listings coming onto the market, a well-priced home that checks the right boxes may not stay available for long.
For sellers: Competition has cooled compared with previous years. At the same time, fewer homes coming onto the market means a properly priced and well-presented property can stand out to serious fall buyers.
Days on Market: Why It Matters
Days on market can tell us a lot about how buyers are responding to a property.
Across different GTA communities, homes are generally taking around a month to sell, but that number can vary quite a bit depending on the neighbourhood, property type and price.
A home that is priced properly, shows well and offers what buyers are looking for can still move quickly.
But if a property is overpriced from day one, it can sit.
And once a listing starts sitting for too long, buyers notice. They may start wondering what is wrong with the property — or they may feel they have more room to negotiate.
That’s why the first few weeks of a listing are so important.
Pricing Matters More Than Ever
Today’s buyers are doing their homework.
They are looking at recent sales, comparing similar homes and watching new listings closely. They know what else is available, and they are paying attention to value.
1. Price for Today’s Market
One of the biggest mistakes sellers can make is pricing their home based on what a neighbour sold for during a completely different market.
What your neighbour got two years ago — or even several months ago — may not reflect today’s market.
A good pricing strategy looks at recent sales, current competition and what buyers are actually willing to pay today.
The goal isn't simply to put the highest possible price on your home. It’s to price it in a way that attracts buyers and gives the property a chance to create interest.
2. Make Your Home Show Its Best
You don’t always need to spend a fortune getting your home ready to sell.
But the basics matter.
A clean, decluttered, bright and well-maintained home makes a much better first impression. Small cosmetic updates, professional photos and making sure the home feels welcoming can make a big difference.
Buyers want to be able to picture themselves living there.
What Should Buyers and Sellers Do This Fall?
If you’re buying: Get your financing in order, know your budget and be ready to act when the right property comes along. Having a clear plan can make the process much less stressful.
If you’re selling: Don’t guess your price. Look at the current market, understand your competition and make sure your home is ready before you hit the market.
The fall market can create opportunities on both sides — but there is no one-size-fits-all strategy.
The right move depends on your neighbourhood, your property, your financing and your goals.
